Roof size is your living area divided by stories, times 1.25 for a medium pitch and overhangs. The range leans high because real quotes often come in above published averages. Only a roofer's written quote is a real number.

Do you actually need a new roof?
Not just because an aerial photo says so. Colorado's Division of Insurance (Bulletin B-5.57, March 2026) says aerial images shouldn't be the sole basis for dropping you, should be no more than 12 months old, and shouldn't be used to judge structural damage from cosmetic signs alone. Adverse actions should rest on material or functional damage.
Before you pay for a replacement, have a licensed roofer document whether the damage is functional or cosmetic, and ask the insurer in writing exactly what must be fixed. If hail caused the damage, check whether you're still inside your claim window, since a covered claim may pay for the repair. See our Colorado guide for the details.
