Add your home size
Roof size is your living area divided by stories, times 1.25 for a medium pitch and overhangs. The range leans high because real quotes often come in above published averages. Only a roofer's written quote is a real number.

Do you actually need a new roof?
Often not. Florida's roof-age law (Florida Statutes section 627.7011(5)) gives you two protections before you pay for a replacement:
- Roof under 15 years old: the insurer may not refuse to issue or renew solely because of the roof's age.
- Roof 15 years or older: before requiring a replacement, the insurer must let you get an inspection by an authorized inspector, at your expense. If it shows 5 or more years of useful life left, the insurer may not refuse to renew solely because of roof age.
An inspection usually costs far less than a new roof. If the notice cites "roof condition" from an aerial photo rather than age, ask in writing which condition must be fixed. A targeted repair, with receipts and dated photos, may be enough. See our Florida guide for the details.
